As you may have already heard, real estate season is heating up, especially in Durant, OK.  You’ve carefully thought this out and determined that you are ready!  Before taking the plunge, remember that buying a house is probably the most expensive purchase you’ll make in your life — one that will affect your finances for many years.  It’s important to get the answers to these vital questions before you sign on the dotted line.

  1. WHAT ARE YOUR REASONS FOR PURCHASING A HOME?

The first question should be – what are your requirements from a home? A retired couple will not start out with the same expectations as a young family of five. Ask yourself what exactly your family needs.

What exactly can you afford, and where do you see yourself in the next five years? Some areas like Durant, OK are very nuanced and getting a real estate agent who is familiar with the area you’re interested in buying is key to making your home buying experience a good one.  Be sure to do your homework!

  1. WHAT IS THE NEIGHBORHOOD AND SURROUNDING AREA LIKE?

Don’t just look at property-for-sale signs, do your research on the neighborhood before your put your money down on a house! For growing families with school-aged children, it is highly-recommended that you look at how close the house is to local area schools along with other attractions such as libraries, parks, community centers, etc.

However, just because your house is close to a specific school doesn’t exactly mean your home or future home is zoned for that school, so it best to contact the local school district and find out (for certain) which school attendance zone is your home located in.

For singles and retired couples alike, scouting out schools may be of little to no concern, but you’ll probably want to be close to area attractions such as shopping, dining, medical services, banking and entertainment.

  1. WHAT ABOUT REPAIRS AND MAINTENANCE?

Get all the info you can about the latest repairs done to the house. Water damage is one of the most common concerns, often burning a big hole through the pocket of the unsuspecting buyer.

  • How old is the roof? When will it need its next maintenance?
  • Call in inspectors to check for pest infestation, and for the structural integrity of a home.

These key areas should not be neglected whether you’re looking to buy a home in Durant, Ok or elsewhere, as they have long-reaching implications on your future happiness.

  1. WHAT’S THE AREA AROUND THE HOUSE LIKE?

A house is not just four walls held together by a roof. As you already know, there’s a lot more that goes into ensuring your well-being within that structure.

Notice if the road slopes towards or away from your house. A home that is set below the level of the road will soon become a reservoir for rain water… And we’re sure you didn’t plan to contribute to your neighborhood in quite that manner! Also, make sure to ask about who is responsible for a cracked or uneven sidewalk in front of the property. In most cases, you’ll find out that it is generally the responsibility of the property owner, and homes in Durant, OK are no exception.

Are there any trees or thick bushes around your property? While trees can beautify an area, they can also block light and visibility, dampening your mood and making your house an easy target for burglars and trespassers.

Find out about local garbage disposal areas and utilities like parks, swimming pools, accessibility to police stations, etc.  A good place to find these listings for your area are the town and/or city official website.  For those looking at properties for sale in Durant, OK, you can visit durant.org for updated information.

  1. HAS THE HOUSE BEEN BOUGHT AND SOLD MULTIPLE TIMES WITHIN A SHORT PERIOD?

Multiple change of ownership is not an automatic red flag.  There’s a broad scope of reasons why a house could have been sold many times in the past decade e.g. divorce, death, job loss, etc. As a buyer, you want to be well-informed the entire time, so asking how many times and why a particular house has changed hands are good questions to ask.

One of the best ways to ensure a good purchase is to work with a proven, locally-based real estate agent.  One who will ask the pertinent questions and has a good command on local home prices, housing inventory, and market conditions.
